Office hours
We are open 9am to 5pm Monday to Saturday and by appointment on Sundays.

Applications
All tenants will need to complete a highly detailed application form for any property you wish to rent. All information given is checked thoroughly, including reference checks with national tenancy databases.

Payments
Under the terms of your Residential Tenancy Agreement rent must be paid in advance and can be paid either weekly or fortnightly. If at any time you cannot make your payment by the due date, please contact Liam on 0426 771 200 who will discuss your situation further with you.

Bond
Rental Bond is an amount of money paid by a tenant as a form of security for the landlord against any breaches of the agreement such as damage or excessive wear and tear. This bond money is lodged with the Office of Fair Trading and will be refunded after you vacate the premises if no breach of agreement has been made (allowing for normal wear and tear) and there is no rent or other monies outstanding.

Inspections
Periodic inspections are carried out to check on the maintenance of the property and will occur during the course of the rental agreement. 7 days notice will be given to you and all inspections will be carried out by Neo Property Pty Ltd.

Quality Tenant Award
We issue our outstanding tenants with a “Quality Tenant Award” which can be used when applying for future rental properties. This award is given after a qualifying period if rent has been consistently paid on time and the property has been maintained to the highest standard possible.

Keys
We hold duplicate keys for all properties in case emergency access is required. These keys can be borrowed during office hours under special circumstances, but identification will be required and the keys must be returned to us within a 24 hour period. Should you need to change locks on the rental property for any reason, permission from Neo Property Pty Ltd is essential and a duplicate copy of all keys must be supplied to us.

Insurance
The landlord of the property will not provide insurance cover for your personal effects so we strongly advise that you obtain household contents insurance to safeguard you against loss or damage of your personal belongings.

Electricity and Telephone
It is the responsibility of the tenant to update their telephone and electricity account details prior to moving in or vacating the property as meter readings will be taken. To make it easier we have listed the suppliers’ contact numbers below:

Maintenance and Repairs
When renting any residential property (unless you have been advised to the contrary), the maintenance and upkeep of the yard, lawns and gardens are the responsibility of the tenant and must be maintained on a regular basis to comply with your agreement.

All repairs required to the rental property must be put in writing. We have an on-line repair request form, which you can complete and send directly to us, or alternately a signed letter from the tenant (s) outlining the repair details and tradespeople access will be sufficient.

Urgent repairs such as a burst water main or dangerous electrical fault will be acted on verbally and actioned as soon as possible. Sometimes delays are unavoidable when landlord approval is required or tradespeople need to supply quotes on the work required. Remember that if you arrange for access to the property by tradespeople and do not keep the arrangement, the service call fee from the tradesperson will be forwarded to you for payment.

Your Residential Tenancy Agreement is a legal and binding contract which protects both you and the landlord and can be terminated as follows:

  1. When the fixed term period of the agreement is due to run out, either the tenant or the landlord can give (14) days notice to end the tenancy. This notice can be served up to and including the last day of the fixed term.
  2. Once the fixed term period has ended, a tenant is required to give at least (21) days notice and the landlord must give (60) days notice.

Should an unforeseen circumstance occur and you need to vacate prior to the end of your Residential Tenancy Agreement, you should immediately advise our Property Manager in writing giving as much notice as possible, and we will endeavour to find a suitable replacement tenant. You will be responsible for the rent until a suitable tenant is found, as well as any other costs involved in re-letting the property.
